Job Description

The Maintenance Manager at Hawthorne Hotel supports guest satisfaction and property safety through general and preventative maintenance across the hotel. This onsite role includes leading Engineering staff, coordinating inspections and vendor work, managing fire safety system checks, and serving as an emergency contact/on-call person.

Key Responsibilities

  • Conduct daily property inspections by visually identifying areas in guest rooms, public spaces, and restaurants that require improvements.
  • Train and supervise hourly Engineering staff and coordinate department scheduling.
  • Review Engineering staff worked hours for payroll compilation and submit on a timely basis.
  • Evaluate and spot check the work of staff, contractors, and outside laborers.
  • Complete preventative maintenance assignments on a scheduled basis.
  • Coordinate with hotel department heads to identify maintenance needs and ensure timely response to internal requests.
  • Complete or delegate maintenance requests in a timely manner and properly log maintenance status.
  • Respond immediately to alarms to confirm the exact location and cause, determine emergency status, and report findings to Guest Services and/or the General Manager.
  • Coordinate inspections of fire safety systems, including extinguishers and smoke alarms, to maintain required safety standards.
  • In coordination with the General Manager, liaise with local and federal law enforcement agencies, fire companies, and insurance agencies to resolve issues and maintain a safe environment for guests and associates.
  • With support from the General Manager and Controller, ensure required licenses, permits, contracts, insurance, and inspections are properly maintained.
  • Generate cost comparisons and solicit bids or proposals as needed.
  • Maintain engineering-related checkbook accounting procedures to support operations within budget guidelines while maintaining required stock of supplies and materials.
  • Participate in scheduled manager on duty coverage.
  • Maintain familiarity with operational manuals and warranty agreements for equipment.
  • Serve as an emergency contact/on-call person.
  • Attend weekly executive committee and/or monthly manager meetings and other required management functions.
  • Maintain professional working relationships and support open lines of communication with managers, employees, and other departments.
  • Use proper two-way radio etiquette at all times and ensure correct radio use within the department.
  • Establish and maintain a key control system.
  • Effectively manage engineering-related capital projects.
  • Maintain all Engineering spaces in a safe, clean, organized, and energy-efficient manner.

Required Qualifications

  • Vocational schooling, military training, certification and/or experience in building related trades required.
  • Minimum 4 years of experience.
  • College degree or courses will be considered helpful, with engineering-related study preferred.
  • Skilled in multiple areas including HVAC, electrical, carpentry, dry walling, painting, and plumbing.
  • Familiar with Microsoft Outlook, Excel, and Word.
  • Working knowledge of budgets and purchasing procedures.
  • Available for day, night, and weekend shifts, including on-call.
  • Ability to lift 50 lbs. unaided.
  • Ability to gain access to cramped and small crawl spaces.

Compensation

USD 60,000 - 65,000 per year

Working Conditions & Physical Requirements

The role works in an office setting but is often hands-on, troubleshooting and facilitating repairs and maintenance, training staff, and coordinating with outside vendors. The position requires diverse technical capabilities to troubleshoot and repair a range of equipment and building structure.

Additional Information

The Hawthorne Hotel operates 365 days a year, 24 hours a day, 7 days a week. Shifts may include weekends and holidays, including the night of the annual Halloween Ball. Duties and responsibilities may change as needed based on business demands.
